Lease and license on a property can be extinguished on three conditions. First, they are terminated upon the maturation of the contract; second, when both parties consensually agree to end a lease or a licence, and third, if a relevant condition of the tenancy or license agreement has been breached.

Termination of a lease or a licence based on the third condition is unenforceable unless the lessee or the licensee is informed in advance by a written notice. The notice must specify the grounds or reasons for which it was given, as well as when it is going to take effect. Usually, termination of a lease takes effect after ten days the notice is served while a license termination takes five days.
